Roof Flashing and Chimney Leak Repair in Jersey Village, TX
Most roof leaks are not holes in the roof. They are failures at the joints, and the joints are sealed with flashing: thin metal formed around every chimney, wall, valley, vent pipe, and skylight where the roof surface is interrupted. Shingles handle the open field, and they handle it well for decades. Flashing handles the difficult parts, and flashing is what fails first. We trace and repair flashing and chimney leaks across Jersey Village, Copperfield, Willowbrook, and the wider Houston metro.
Quick Answer: where do most roof leaks actually start?
At penetrations and transitions, not in the open shingle field. Chimneys, pipe boots, valleys, and roof-to-wall junctions account for the large majority of leaks we are called to. A roof can have years of life left in its shingles and still leak steadily through a $200 flashing detail.
Flashing Repairs We Carry Out
Chimney Flashing
Base flashing, step flashing, and counterflashing cut properly into the brick rather than smeared over it.
Pipe Boots & Vents
Replacing the cracked rubber collars around plumbing vents, which are the single most common leak we find.
Roof-to-Wall Step Flashing
Rebuilding the stepped metal where a roof slope meets a wall, including second-storey and dormer junctions.
Valley & Skylight Curbs
Open and closed valley repair, plus curb flashing around skylights where the original kit has failed.
Why Flashing Fails Here Before the Shingles Do
Flashing is metal fixed against masonry or timber, and those materials move at different rates. A Houston summer puts a roof surface well past 150 degrees in the afternoon and drops it thirty degrees within an hour of a thunderstorm, and that cycle repeats for months. Metal expands and contracts against brick that does not, the fixings work loose, and the sealed joints that looked perfect at installation open into hairline gaps. Add sustained humidity and the galvanised flashing common on older homes corrodes from the back where nobody inspects it.
The bigger problem is how flashing gets treated during re-roofing. Replacing flashing properly means cutting a new reglet into the chimney mortar joint and bedding fresh counterflashing into it, which takes time. Reusing old flashing and running a bead of sealant around it takes ten minutes. Plenty of roofs in this metro were re-covered the fast way, which is why we regularly find five-year-old shingles over twenty-five-year-old flashing. When we quote a roof replacement the flashing is replaced as part of it, not sealed and left.

Finding the Leak Before Repairing It
Water does not fall straight down inside a roof. It enters at a failed joint, runs along the top of the decking or down a rafter until it meets an obstruction, and drops there. A stain in a bedroom ceiling can easily originate eight or ten feet away and several feet higher up the slope. Repairing directly above the stain is how a leak gets "fixed" three times and keeps returning, and it is the most common reason homeowners call us after someone else has already been out.
Our sequence is attic first. We find the highest wet point on the framing, work out what penetrates the roof above it, and only then go up to confirm. Often the answer is visible from inside: daylight around a pipe collar, rusted nail heads, or a damp rafter running up to a chimney. Where the entry point genuinely is not obvious we isolate it with controlled water testing, one section at a time. That is slower than guessing and it is the difference between a repair that holds and one that does not. A free roof inspection covers this diagnosis.

Frequently Asked Questions
Why does my chimney leak when the shingles look fine?
Because a chimney is a hole cut through the roof, and what seals it is metal flashing rather than shingles. The shingle field can be in excellent condition while the counterflashing mortared into the chimney brick has pulled loose or the base flashing has corroded through. Most chimney leaks are a flashing failure, not a roof covering failure, which is why re-roofing without addressing the chimney does not stop them.
Is roofing sealant a real fix for a flashing leak?
It is a stopgap, and it usually makes the eventual repair more expensive. Sealant applied over a failed flashing joint lasts a season or two in this climate before UV and heat cycling crack it, and in the meantime it hides the damage and traps water against the metal. We remove old sealant beds when we repair a flashing rather than adding another layer on top of them.
What is a chimney cricket and does my chimney need one?
A cricket is a small peaked structure built on the upslope side of a chimney to divide water and send it around both sides instead of letting it pool against the brick. Code generally calls for one on chimneys wider than 30 inches measured across the slope. Wide chimneys without a cricket collect debris and standing water at the back, and that is one of the most reliable leak sources we find on Houston-area homes.
How do you find a leak that only appears sometimes?
By starting in the attic rather than on the roof. Water travels along rafters and decking before it drops, so the ceiling stain is rarely below the entry point. We trace the staining back up the framing to the highest wet point, then look at what penetrates the roof above it. An intermittent leak usually means wind-driven rain from one direction, which narrows the search considerably.
